Work has begun on building a new office building at First Street in Manchester, the latest of many on the city centre brownfield site.
The 173,600 sq ft building has been partly pre-let to energy firm Gazprom, which has taken up 39,570 sq ft and has a further option on a further 11,590.
It is the latest development in the mixed-use project, which is owned by PATRIZIA UK and Ireland.
Chief executive of the firm James Muir said: "First Street has proved to be one of the prime office locations in the City and we are delighted to see the start of work on this latest building."
The development is the latest to take place by the railway line that connects three of the four city centre railway stations: Piccadilly, Oxford Road and Deansgate.
Other ongoing works include new student apartments being built behind the Student Castle, near Oxford Road.
